Private Investors · Longview Development Group
Partnering with Longview Development Group.
We are a Nashville-based luxury single-family development sponsor, building across Tennessee. We look to work with a small number of private capital partners, and every relationship begins with a conversation, not a project.
This page describes our company and how we work. It does not describe or offer any specific project or investment.
01 — Who We Are
A Nashville development sponsor.
Based in Nashville, Longview Development Group builds new luxury single-family homes across Tennessee, on infill lots, teardown sites and raw land.
We source and underwrite each site, structure the project, arrange the project financing and coordinate the builders who construct the home. In our model, capital partners provide project equity through joint-venture or deferred-equity structures, alongside our sponsorship.
Combined experience: Longview’s principal (5 years) and our partnered builder (15 years).
02 — How the Model Works
We sponsor. Our partners provide equity.
Longview leads each project from site to sale. Capital partners provide equity to a specific project, and their rights and responsibilities are set out in that project’s documents.
Source
We identify and acquire infill lots, teardown homes and raw land in Nashville and across Tennessee.
Underwrite & Structure
We build the budget, schedule and exit plan, and structure each project with its capital partners.
Finance
We arrange the construction and project financing.
Build & Deliver
We coordinate demolition where needed, then the builder, architect and execution team through completion and sale.
03 — Who We Partner With
Two ways capital partners participate.
In general terms, our partners take part in one of two ways. The specifics of any arrangement are negotiated project by project and documented by counsel.
Joint-venture equity
A negotiated ownership position in a single project, alongside Longview as sponsor. JV equity sits behind the project’s lender, and partners share in the project’s outcome when the home is sold.
It is a longer, project-length commitment, and partner capital can be lost.
Short-duration deferred equity
Capital for a defined purpose at a specific stage of a project, such as cash to close, pre-development costs or working capital between construction draws.
It is intended to be outstanding for a shorter period, but repayment still depends on financing closing and the project performing.
The kinds of people we build relationships with
Whether a particular person is able to participate in a particular project is determined individually, with counsel, and only through that project’s documents.
04 — Working With Longview
Relationship first. Projects later, if ever.
We’d rather know our partners well than know many partners. A relationship with Longview starts with a conversation and develops over time.
- 01
An introductory conversation
A no-agenda call or coffee. We explain who we are and how our model works, and we answer your questions. No projects or terms are discussed.
- 02
Getting to know each other
We learn about your background, your experience with real estate and private investments, your time horizon and whether build-to-sell development fits you at all. Many people decide it doesn’t, and that’s a good outcome too.
- 03
A relationship over time
We stay in touch and share educational material about how development works. We do not share project materials through this website or with people we don’t know.
- 04
Project discussions, only if appropriate
Only after a relationship exists, and only if counsel agrees it is appropriate, might we discuss a specific project. Any such discussion happens only through that project’s definitive documents.
05 — An Honest Note on Risk
What every partner should understand.
We’d rather say this plainly on the first day than have it discovered later.
- Build-to-sell, not buy-and-hold. Our homes are built to be sold. Any profit comes only when a home sells. There is no rental or ongoing income while a home is built and marketed.
- Capital is at risk until sale. Partner equity sits behind the construction lender and is the first money to absorb cost overruns, delays or a lower sale price. Some or all of a partner’s capital can be lost.
- Timelines are estimates. Permits, weather, labor, inspections and the resale market all affect timing. There is no early withdrawal, so capital may stay committed longer than planned.
- Illiquid and concentrated. Each project is a single home or small group of homes in one market. Only capital you can leave in place well past the planned timeline is a fit.
- Terms live only in the documents. Economics, priority, fees, reporting and control rights are set per project in counsel-prepared documents and are never described on this website.
